Your home didn't sell. Its story isn't over.

I invest my own money to give qualifying homes a fresh look, a stronger presentation, and another opportunity on the market. We agree on your net payout before work begins—without a separate renovation repayment bill.

✦   A DIFFERENT APPROACH TO SELLING

A second chance for a home that hasn't sold.

An expired listing doesn't always mean a property is a bad home. Maybe the layout didn't show well. Maybe the finishes felt dated. Maybe buyers couldn't picture the possibilities.

I look at what may have held the home back, then consider improvements that could make it more appealing and market-ready. My goal is to help it sell sooner, without promising a deadline or sale price.

What I look for during a property review

What buyers might be noticing

Condition, presentation, outdated finishes, and obvious repairs.

What similar homes are selling for

Recent local sales, market demand, and a realistic resale estimate.

What improvements make sense

A practical renovation scope, budget, and project timeline.

Whether the arrangement works for both sides

A clear seller payout and mutually approved written terms.

My Step-by-Step Process

Clear steps. No surprises.

I don't make final offers based only on listing photos. Every qualified property gets a real evaluation before we move forward.

01

Start a Conversation

Tell me about your expired listing or FSBO home and what you hope to receive from the sale.

02

Review the Local Market

I study nearby comparable sales, previous listing history, and the home's potential.

03

Walk Through the House

My team and I inspect its condition in person, determine needed work, and estimate cost and time.

04

Check Ownership & Title

Attorneys review the deed, mortgages, liens, required signatures, and any power of attorney.

05

Present Agreed Terms

If approved, I provide a written proposal. With signed agreements and required approvals, we can begin work.

Before anything is signed: The legal owner(s) and each required signer must be verified. If someone acts under a power of attorney, a real estate attorney must confirm the authority covers the proposed transaction. Appropriate legal protections and recording are handled before work is funded.
For Qualified Homeowners

A smarter path to a new listing.

I invest in the improvements and work with licensed resale professionals. The homeowner knows what we agreed they should receive under the final contract.

Agreed Net Payout

We agree on a defined amount for you to receive at closing, subject to the terms of the signed agreement.

Renovations Funded by Me

I use my own capital for approved work. You don't receive a separate renovation loan or repayment bill.

$500 Monthly Mortgage Help

Approved homeowners receive a $500 monthly contribution during the agreed assistance period. You continue to be responsible for your mortgage.

Focused Project Management

I take on a limited number of homes at a time, so my team can give each approved renovation its proper attention.

Professional Oversight

I work with licensed real estate professionals and real estate attorneys to review documents and coordinate resale.

A Future Opportunity

If project spaces are full, qualifying owners can request waitlist consideration and a new review when capacity opens.

A Straightforward Arrangement

This isn't a renovation loan.

1
We agree on your payout.

After evaluating your home, we discuss a net amount for you at closing and the conditions of the agreement.

2
I invest in the property.

I pay for the approved improvements. You do not separately owe me repayment for renovation costs.

3
The home is professionally marketed.

Under the signed agreements, the closing proceeds cover the required obligations, your agreed payout, and my investment return from the remaining proceeds.

“

Your home gets a fresh opportunity. You get clarity about your payout.

I'm here to help give homes that didn't sell a better chance in the market by investing in the right changes—not by charging sellers a separate renovation bill.

Common Questions

Simple answers, before we begin.

Every property is different. We discuss the numbers, work required, and responsibilities before any agreement is signed.

Do I pay you back for the renovations?

No separate renovation bill or loan is issued to you. I invest my own money and seek my return from the remaining resale proceeds under the attorney-reviewed investment agreement.

Do I still pay my own mortgage?

Yes. The mortgage stays your responsibility. Approved projects include a fixed $500 monthly contribution during the agreed assistance period; I do not take over the loan.

Will you make an offer after looking at photos?

No final offer is made until the property is inspected in person and the valuation, work scope, estimated schedule, ownership, title, mortgage and other necessary reviews are complete.

What happens if somebody has power of attorney?

A real estate attorney must verify that the power of attorney is valid and authorizes that person to enter into the specific proposed transaction. We also verify the recorded owners and other required signers.

How soon can you start renovations?

As soon as reasonably possible after the property is approved, the required agreements are executed, legal protections are addressed, and necessary permits and access are in place.

What if your project schedule is full?

You can request consideration for a waitlist or contact me again if your home remains unsold. New openings still require an updated evaluation.

LET'S TALK ABOUT YOUR HOME

Ready for a fresh approach?

Tell me a little about the property. I'll look at whether it may be a fit for my investment approach and, if appropriate, discuss a walkthrough.
